Leasing Services:

• A complete check of prospective tenants references, including a credit report, residency background, as well as, a criminal background check and employment history.
• An assigned agent the owner’s can reach via email or telephone 24/7
• 30 days free property management service. In assisting your tenant in acclimating to the new property.

Fees:

• First month's rent as commission for first year lease. No fees for annual renewals.
• Do not pay us, until we find you a tenant
• Free On-Line Direct Deposits to owners*
• Special Services upon Request (Cleaning, Painting and Repairs).

Management Program

Property Management Services

• Completion of the Move-in & Move-out inspection required by Georgia Law (Free of Charge).
• Collecting and holding tenant's security deposit in escrow as required by Georgia Law.
• Free On-Line Rental payments for tenants
• Monthly rent collection.
• Monthly statement to owner showing rental proceeds.
• Complete repairs in accordance with the Lease and the Management Agreement, upon approval from owner.

Property Management Fee

• 8% of the monthly rent (No minimum requirement).
• Maintenance & Repair Escrow Deposit of $200.00 which is refundable.
• 30 days free property management service. In assisting your tenant in acclimating to the new property.
