Tenant Placment Fees:

  • First month's rent as commission for first year lease.
  • No fees for annual renewals.
  • Do not pay us, until we find you a tenant
  • 30 days free property management service.
  • Free Advertising and Tenant Screening 

Property Management Fee

  • 8% of the monthly scheduled rent ($65 Minimum per property).
  • Properties with existing tenants will incur a $125 Client Intake Fee

  • Posting are advertised anywhere in the State of Georgia
  • We will post adds through our on-line rental marketing sources, including OneSourceAtlanta.Com
  • We will accept all phone calls and forward them to you via email
  • We will forward the prospect to you for showing and negotiating
  • We will provide the application and screen the prospective tenant for you

Leasing Services:

  • Market Property / Tenant Placement
  • Show property to potential renters
  • Lease negotiations and execution
  • Lease renewals
  • Run credit, criminal, and eviction history on all applicants
  • Verify employment and income.
  • Present all information for owner for lease approvals

Management Services:

  • Provide address for mail and/or locked box for rent delivery
  • Collect rents and send owner check monthly
  • Free On-Line Direct Deposits to owners (Payments disbursed monthly on the 10th)
  • Detailed Monthly Statements By Property
  • Provide online login to owner for complete financial transparency
  • Renters have option to pay rent by Credit Card in office or online
  • Manage all notices to tenant
  • Semi-Annual Property Inspection 
  • Move-in and move-out inspections
